View townships →Mumbai city recorded 80,221 property registrations in the first half of 2026, up 6% from a year earlier and the strongest first half since 2013, according to Knight Frank India data from the state registration department. NAR-CRE Matrix puts city sales at ₹58,362 crore across 24,500 homes for the same period, with an average ticket of ₹2.38 crore, and the wider Mumbai Metropolitan Region at ₹93,800 crore across roughly 83,600 units, an average of ₹1.12 crore.
The gain came from price rather than volume. Anarock counted 28,710 MMR homes sold in the April to June quarter, 8% fewer than a year before, against an unsold stock of about 1.86 lakh homes at the end of March. For a buyer, that combination means launches are plentiful, developers still offer flexible payment plans, and it is worth shortlisting three or four projects at the same stage rather than committing to the first launch you visit.

Infrastructure decides which micro-markets get the next wave of launches. These are the projects that most often appear in developer brochures, with their latest reported status.
Fully open since October 2025. 33.5 km from Aarey to Cuffe Parade through BKC, Worli, Mahalaxmi and the airport belt. It is the main reason South and Central Mumbai launches now market a Metro walk.
Open since March 2024. 10.58 km between Marine Lines and Worli with twin tunnels. The northern extension to Versova and Dahisar is planned for late 2028 to 2029.
Open since 12 January 2024. Sea link from Sewri to Chirle. It shortens the run from Sewri, Wadala and Chembur to Navi Mumbai, Panvel and the Alibaug ferry belt.
Commercial flights since 25 December 2025. Terminal 1 opened with 20 million passengers a year of capacity and added international flights in July 2026. Ulwe, Kharghar, Panvel and Taloja are the nearest launch pockets.
First phases opened April 2026. Metro 9 links Dahisar East to Kashigaon in Mira Bhayandar, and Metro 2B runs from Diamond Garden to Mandale near Mankhurd. Later stretches are expected from late 2026 to 2028.
Running since 2022 and 2023. The Yellow and Red lines serve the western suburbs from Dahisar to Andheri West. The Metro 7A extension to the airport is under construction, with opening expected in 2027.
First stretch targeted near end 2026. Wadala to Kasarvadavali and Gaimukh through Ghatkopar, Bhandup and Mulund. It matters most for eastern suburb and Thane launches.
Goregaon flyover targeted October 2026. 12.2 km link between the Western and Eastern Express Highways, with twin tunnels under Sanjay Gandhi National Park. Timelines for the tunnels have moved between 2028 and 2029.
